Stage 11 - CIL

Stage 12 - Schedule of Works and Tender Process

12.1 - To attend meeting to discuss your specification requirements
12.2 - To prepare a detailed Schedule of Works and other Tender documents describing the necessary works in detail including services layouts, finishes schedules and window and door schedules etc as required.
12.3 - To invite tenders from four local contractors (the list of contractors will be agreed with you in advance).
12.4 - To collate any questions that the tenderers may have and send to all the tenderers.
12.5 - To obtain detailed price breakdown for the works.
12.6 - To prepare a report on the tenders received.

Stage 13 Contract Admin

13.1 - To prepare the contract documents for signature by you and the contractor.
13.2 - To attend a pre-contract meeting with you and the chosen contractor.
13.3 - To administer the terms of the Building Contract. This includes documenting changes to the works, preparing monthly valuations, certificates, extensions of time etc.
13.4 - To inspect the works as necessary to check that the works are carried out in accordance with the drawings, in accordance with the Building Regulations, and to the required standard of workmanship.
13.5 - To prepare the ‘snagging list’ prior to practical completion and send it to the Contractor for his attention.
13.6 - To negotiate the final account (including the additions and omissions) with the contractor and recommend settlement to the Client.
13.7 - To visit site six months following completion to inspect the works carried out and prepare a list of defects (if any) and send it to the Contractor for his attention.
13.8 - To visit site when the defects (if any) are complete and then issue the Certificate of Making Good Defects.

13.1 - 8% of VAT inclusive contract sum.
13.2 - 9% of VAT inclusive contract sum.

We realise that this project represents a significant financial commitment and we will provide you with professional advice so that the process is as straightforward as possible. If, at any time, you have any questions then please contact me to discuss them. We consider that our expertise will save you time and money because what we design is clear for your Contractor to price and subsequently build; it is a known fact that if a Builder is unclear about how the works will be constructed then he will add a ‘premium’ to his quotation to ensure he is not out of pocket.
We realise that this project represents a significant financial commitment and we will provide you with professional advice so that the process is as straightforward as possible. If, at any time, you have any questions then please contact me to discuss them.
If you require any clarification about this letter or the planning/building contract/building process, then please contact us.
We have not quoted to deal with Anglian Water if build over/near agreements are required. If this is necessary, then we would invoice on a time charge basis
In an effort to keep paperwork down we will email all correspondence, drawings etc however hard copies will be available upon request.
Finally
This fee quotation is open for acceptance for a period of three months from the date of this quotation and during this period, if we have not heard back from you, we will make contract, via letter email and/or telephone.
