Whilst we are on site we will:-

  • Agree the best place for the new staircase up to the loft rooms
  • Discuss the benefits of the various types of dormer windows...unless, of course, you only want / need rooflights in your loft
  • Talk about the need to provide a protected means of escape from the loft conversion to an external door on the ground floor
  • Explain what structural alterations area likely to be required to transform your loft into usable space
  • Advise if Planning Permission is required or is the Loft Conversion Permitted Development
  • Explain that Building Regulation approval is required for Loft Conversions so we will inform you what this involves
  • Confirm that if the works to convert your loft will affect the party wall(s) we will talk to you about complying with the Party Wall etc Act 1996
  • Explain that the project will need to comply with the CDM Regulations and that we can act as the Principle Designer
  • Answer your Loft Conversion based questions
  • Advise you what happens next and how you can instruct us to begin work on your project

How much will this cost?

When you speak to Mary, she will take details of your requirements. Before we meet you we will write to confirm our fees and explain in detail the services we would be pleased to carry out for you.

When do I pay for your services?

There are two options. We will have written in advance of our meeting so you will know what our fees will be. When we visit your property to discuss your project, and confirm that your loft is suitable for conversion, we will require payment in full if you want us to proceed with the measured survey, drawings etc. immediately; Mary will process your payment over the telephone using your credit or debit card. Alternatively we are happy for you to think about appointing us and we will come back at a convenient time to carry out the measured survey; please note that there is a £150.00 saving if you decide to proceed when we attend the initial meeting.

So when I have paid, when do you do the measured survey?

As soon as Mary has confirmed that payment has been received, which is normally whilst you are still on the 'phone to her, we will continue with the measured survey. Alternatively if you are not ready to commit then we will arrange to come back for the measured survey when you have confirmed your instructions in writing.

How long will the measured survey take?

The time taken will depend on the size of your property but most properties will take approximately 2 hours to measure.

 When can I expect to receive the design drawings?

The design drawings will normally be emailed to you within two weeks of us completing the measured survey. Please let us have any comments you may have on the drawing so that we can make the changes and send back to you for approval.

So once I have approved the drawings you will submit the Planning Application or Application for a Certificate of Lawful Development within 48 hours?

Yes. Our fees, which you will have already paid, will include for the relevant council fees.

Can I show these drawings to Builders so that I can start to get some prices?

The simple answer is Yes. Builders will be able to give you some budget costings but they will need further information to be able to give you a detailed price for the works. These details will be provided on the working drawings, associated construction notes and the structural engineer's drawings which are normally prepared once Planning Permission has been granted or the Certificate of Lawfulness has been issued.

In the Engineer's fee included in your own fee?

No - we will obtain a fee quotation for you and you will then appoint the engineer and he will invoice you direct.
